Where the plaza grid meets old brick
A square-mile district around Plaza Park, listed on the National Register in 1997, holds bungalows and period homes that were built before 1920. Original chimneys there may be soft-fired brick, laid in lime-heavy mortar. Hard modern mortar and aggressive cleaning can damage that brick, so repair choices matter.
If you own a home in the district, also check what review applies before exterior changes. We have not verified the city's rules and will not guess; ask the city's planning staff, then tell us what approval you have. We follow the instruction on repair materials and colors.

Beyond the plaza
Newer tracts and county pockets also need their share
Orange also includes mid-century and later neighborhoods, plus unincorporated areas inside its limits such as Orange Park Acres, El Modena and Olive. Those homes tend toward prefabricated or block chimneys. The inspection approach is the same, but the repairs differ.
- Brick, block, and prefab flues
- Unincorporated pockets served
- Older sites need gentler repairs

Weather notes
Rain, summer heat, and what they do to old mortar
Orange gets about fifteen inches of rain a year, mostly from November through March, and the warm months are long. Brick that swells with water and dries out in the heat keeps working at its joints. Open joints are the usual start of a leak.
Tuckpointing renews failed mortar joints so water has less room to enter. It works when brick itself is sound. If bricks are spalling or the stack leans, discuss a partial rebuild instead.
- Mortar joints open or sandy
- Spalled or cracked brick
- Leaning or loose stack

FAQ
Orange chimney questions
Short replies to what people ask before they call. The full list is on the FAQ page.
Can you repair chimneys in Orange's Old Towne historic district?
We can do the masonry work, but district homes may involve design review. Check with the city before you start, and share any conditions. Repairs on old brick should use mortar that matches its softness, so ask how the technician plans to match it.
What is tuckpointing and does my brick chimney need it?
Tuckpointing replaces deteriorated mortar between bricks. Look for crumbling or recessed joints, sand at the base, or gaps you can slide a coin into. If bricks themselves flake apart, you may need masonry repair too.
My Orange home has a leaning chimney. Is that urgent?
A visible lean means the structure has moved and should be examined promptly. Keep people away from the area below it and do not use the fireplace until someone has looked. The fix might be a rebuild of part or all of the stack.
Is a chimney inspection needed if I rarely burn wood?
Yes. NFPA 211 suggests an inspection at least once a year, and an unused chimney can still hold animal nests, cracked flue tiles or water damage. Rarely used fireplaces tend to hide problems longer.
